Pros

  • Open most days of the week
  • Takes Perth and other WA clients
  • Makes cost-effective and thorough designs
  • Also works with farming communities

Cons

  • Limited beds and baths for a modular home
  • Shorter Friday and Saturday hours

Fox Modular is among the most accessible options for building your next modular home in Perth – they service all of Western Australia too!

Right off the bat, we find their efficiency and attention to detail incredible. They offer a bunch of modern and innovative designs and have a large portfolio for clients to browse through.

In addition, they seem to cater to most shape and size requests. Because of this, we believe they can work with a lot of people with complex requirements.

Their modular home services can also accommodate those with a budget of $100,000 to $500,000. In our opinion, this seems reasonable since it’s within the normal range in the city.

Not only that, but they can also provide a farmhouse range for farming communities. This shows us that they have an extensive design range and experience that make them credible in the business.

But of course, this company has its own limitations too. Most of what we can find from their previous modular homes has up to 5 beds and 2 baths.

Conveniently, Fox Modular is available 6 days a week if you’re interested. Do note that they close an hour earlier on Fridays and 2 hours earlier on Saturdays.

Pros

  • Has a diverse clientele
  • Builds energy-efficient homes
  • Knows a reliable financial broker for clients
  • Also open on Saturdays

Cons

  • Costs may be a tad pricey
  • May work fewer hours than others

Modular WA is another builder of modular homes in Perth who has already made many dream homes for their clients.

We commend that they’ve already delivered projects of various sizes and scopes, from bespoke family modular homes to 100 house estates, offices, classrooms, and accommodations.

For this reason, we believe they have a well-rounded experience with any design you envision.

Another thing we think deserves a mention is their sustainable design and construction. Some of their construction methods include building a 6-star energy-rated and low-maintenance modular home.

Nevertheless, one client we talked to thought that their pricing was on the expensive side. Of course, we think this would still depend on the size and design you’re getting.

Yet, we also appreciate that they can refer their clients to a reputable finance broker. In our opinion, this is a safer way for clients to get the best rates possible than looking for a lender on their own.

Additionally, we noticed that Modular WA opens 30 minutes later and closes 30 minutes earlier on weekdays than some builders in the city. We believe it’s good to call before visiting them to ensure they have enough staff to assist you.

If you’re only free on weekends, we recommend coming in at 10 to 10:30 am on a Saturday since they work 4 hours on this day.

Pros

  • Environmentally friendly processes
  • Termite and earthquake resistant materials
  • Numerous designs to choose from
  • Doesn’t charge extra for existing designs

Cons

  • Might send designs and quotes a bit late
  • Their freeform designs may be costly

FORM Homes is one of our top picks to build your modular home in Perth because of their durable materials and eco-friendly processes.

Along with this, we like their use of lightweight items. We think these can be more cost-effective and safer than traditional building materials, depending on your preference.

We also love the tiny details that make their modular homes more efficient. For example, they use architectural features such as ‘soaring ceilings’, which contribute to having more space.

Besides that, we commend the fact that they let clients choose if they want a compact, functional, or freeform design to make the outcome more specific and personalised.

In our opinion, their upfront transparency and good communication help avoid a lot of mistakes or misunderstandings later on.

Plus, FORM Homes uses earthquake and termite-resistant materials to ensure the robustness and longevity of their work, which reassures us even more.

On top of that, we love that choosing an existing design from them requires no additional charge.

However, note that alterations may cost at least $1,500, and their freeform plans are more expensive since they start at $3,500. Their modular homes are also priced at $220,000, which is a bit higher than the city average.

Also, keep in mind that some of their designs and quotes may take some time to arrive. For us, it’s best to reach out to them after a few days when this happens.

Pros

  • Over 5 decades in the business
  • Award-winning company
  • Served many remote and regional clients
  • Open most days of the week
  • Has a trendy showroom

Cons

  • Extra costs for more distant deliveries
  • Unavailable on Sundays

TR Homes is one of the most reliable modular home builders on our list – they have more than 50 years of experience!

In addition, we think it’s impressive that this company has won many awards since 2009. This makes us more trusting of their expertise in the housing industry.

We love that they’ve catered to many clients in remote and regional areas too. In our opinion, this means that they’ve likely encountered a bunch of more advanced or complex requirements to make the modular homes comfortable.

They also seem to make delivery as convenient as possible. Their costing model includes transport to the site and home installation within 200 km of Perth.

But if you live outside of the area, don’t worry! We’re glad that they can still deliver since distance isn’t a problem, but note that they’ll charge you an additional fee.

Should you want to give them a try, TR Homes is available 6 days a week (with shorter Saturday hours). We suggest checking out their display village since they have some stylish designs you can get inspiration from.

Pros

  • Good for residential and commercial clients
  • Skilled in DIY outdoor modular homes
  • Accepts both small and big projects
  • Open most days of the week

Cons

  • Stringent refund and replacement policies
  • Shorter working hours than others

Quality Home Improvements is one of our recommended modular home builders in Perth that you may want to consider.

They can accommodate both residential and commercial clients, so we believe they have comprehensive services and designs that might interest you.

We also appreciate how their designs are as functional as they are aesthetic. They use a wide array of high-quality materials and DIY solutions to accommodate their clients’ visions.

It’s also great that Quality Home Improvements specialises in versatile outdoor solutions tailored to many customers’ needs and preferences. We’re happy that the size and complexity of the projects don’t seem to be a problem with them either.

If you’re interested in having a granny flat (or a bonus unit) built, we like that they can provide you with many designs in various sizes too!

But when applicable, we advise you to check your items carefully after delivery. Some of their clients told us that it can be hard to get a refund or replacement from them because of their strict guidelines.

And though they’re available 6 days a week, we noticed that their opening times are a bit shorter than those of several other modular home companies in the city.
