I was honestly surprised when Total Home Inspections provided me with a report on the exact day they surveyed my property. When I learned that Ben Black, the principal inspector, has over 25 years of experience, it made sense.

The report was also thorough, even including professional tips on how to avoid potential issues. Better yet, it was written in plain English, and the quote sent to me was exactly what I paid for.

On top of that, their service is handy for buyers/sellers and those building from scratch. Free trial reports are issued for both, allowing first-time clients to preview the process/results.

Not a fan of the weekend unavailability, though. Some inspectors operate 24/7.

In addition, the mid-range pricing may not appeal to bargain hunters.

Still, Total Home Inspection isn’t a shabby choice, given they’re fully registered as builder/termite inspectors and have pro tradesmen ready in case defects are identified.

Thanks to its accolades, the 2013-founded Home Integrity is hard to miss. Awards such as the Housing Excellence Award (2024) and Strata Service Winner (2020–2021) typically go to companies that maintain high standards.

Their partnerships with Master Builders Western Australia, Strata Community Association, and Engineers Australia add some cred, too.

Efficiency-wise, they have a positive reputation, especially Paul and Rick. Most clients we interviewed claimed they had received reports within 24 hours, with responsive phone reps and proactive follow-up calls as a bonus.

Another sentiment we heard more than once was the firm’s in-depth explanation of contracts, primarily estimates and the services they cover.

That said, they close shop on weekends.

The Home Integrity team isn’t the biggest either, at 14 inspectors as of July 2025. If you factor in their massive Southwest WA coverage, scheduling can potentially get tight.

On the upside, their rates are often within Perth’s averages.

Will Never Use Anyone Else Again

I used them 4 years ago and I have been recommending them to friends for years but have only just noticed I never left a review! Very professional outfit, with great communication and punctuality. Did both building and pest which made the whole process easy, and at the end they sent a very detailed report showing all their findings and pictures and had caught many defects including one structural which the seller fixed and I sent a photo to the inspector who said it was good to go. End to end great service, I will never use anyone else again. There are cheaper competitors out there, but you get what you pay for and when I’m spending hundreds of thousands of dollars I want the best.

Two major factors got Perth Property Inspectors on this list: experience and fair fees. The company has been around for 10+ years, and their fees are often consistent with the standard prices in Perth.

They also meet the guidelines of the Australian Standards (AS4349.1-2007), which isn’t true for every property inspector.

In terms of speed, lots of clients mentioned receiving well-written, photo-backed reports within 24 hours, typically in the evening of the inspection date.

Word is, the inspectors, Steve and Alice, are both friendly as well. You can even contact them for post-inspection enquiries.

There are, however, bigger teams here that might suit you better if you’re concerned about overbooking, industry accolades, or larger project developments.

But if you do choose them, you’re unlikely to get passed from one rep to another, as it’s usually just the two inspectors directly handling things.

Since we value experience in this review, excluding Affordable Building Inspections, which have been operating since 1997, would’ve been a bad idea.

The company even lives up to its name. Prices aren’t exactly the lowest, but we’d say they’re fair, with the cheapest service being roof inspections, priced at $295.

That broad service range and 24-hour availability get them some bonus props, too. Not every Perth inspector offers methamphetamine and pool testing, or is around daily.

One notable issue, though, is their limited service area. Clients outside of Perth and Mandurah are the most affected by this.

Those in their business zone are in good hands. Affordable’s lead inspector, Darren, has 33-plus years of experience and is officially registered with the Department of Building and Energy.

The catch? You might not get him due to high demand.

Many of Bestwest Building Inspections and Pest Control’s clients have banked on their services for more than a year, and that’s a plus with us.

If there’s one particular feature, though, that caught our attention, it’s their pest control solutions. While the majority of the choices here provide pest inspections, not everyone offers treatments.

Bestwest’s other niche services, primarily thermal, bushfire, and drone inspections, make them more unique, service-wise.

Of course, none of that matters if they’re not rated properly. Fortunately, the firm’s inspections and treatment reports have an impressive record, often meeting or exceeding Australian Standards (AS4349.1, AS4349.3, and AS3660.2).

When it comes to punctuality, most reports are delivered within a day, with photos attached to the docs.

Just be ready with your savings; they’re not the most affordable option here.

Plus, the customer service end can be inconsistent. Some inspectors have received flak for being cold.

The team at Best West did an outstanding job! They are super professional and communicated very effectively throughout the entire process of getting a building pest report for our recent purchase. They identified hidden major structural issues with the home we had placed an offer on. The team recommended builders to complete the repairs that the vendors were not liable for.
